The Offer and the Inspection

We made an offer on a Sunday afternoon and requested that the seller send their reply by Tuesday at midnight.  We anxiously awaited either an acceptance of our offer or a counter offer.  Well, Tuesday night came and went and by Wednesday afternoon we still hadn't heard back from the seller.  Our realtor contacted the seller's agent and found out that the sellers were on a cruise vacation. I mean really, who goes on a vacation when they are trying to sell their house? Just kidding, it's fine, we just really wanted to hear back from them! Their agent had contacted them about the offer but, hadn't hear anything back from the sellers.  She told us that the seller had promised to be able to be reachable if any offer came through so we waited. And waited.

By Friday we still hadn't hear anything from the sellers and were starting to get anxious.  We were worried that maybe this was a sign that we shouldn't buy the house?  We decided to wait it out a little longer.  Finally, Sunday afternoon, a whole week after we had put in the offer, the sellers came back from their vacation and responded to our offer.  They countered.  We debated about countering back but there had already been another open house and there was another one scheduled later that week.  Homes in the area we were looking in tend to sell fairly quickly so we didn't want to risk them rejecting our counter.  We agreed to accept their counter offer.  Everything still felt pretty surreal but it was all still very exciting.  We were actually buying a house!  Now we just needed to set up an inspection and hope their wasn't anything majorly wrong with the house.

The inspection actually went pretty well.  The major issue was part of the roof.  The house has an extension added on to to kitchen, which is the dining room.  The place where the roof of the extension met with the side of the house didn't have any flashing so water was leaking inside.  There was also some flashing missing around the chimney.  There were a couple other smaller issues as well.  We asked the seller to fix the roof and a couple other things and are still waiting to hear back about whether they will agree to fixing the issues or not. 

So that really brings us up to speed.  The closing date is June 12th and we will move out of our apartment officially at the end of June which gives us a few weeks to slowly move it. We are planning on taking the first weekend to really clean the house and do any painting or small repairs and then use the next few weekend to move in.  It will be really nice to be able to take our time moving in.
